Las Vegas Emerges as West Coast Industrial Powerhouse

The Las Vegas Valley is home to one of the hottest industrial markets on the West Coast, ranking #9 in a recent national survey looking at which markets have the most industrial space under construction.

At the beginning of Q2 2024, approximately 14.9 million square feet of industrial space are currently being built around the valley, with 5.7 million square feet already delivered in Q1 2024. Of the 14.9 million square feet under construction, a whopping 12 million square feet of that is scheduled to be delivered between the second and fourth quarter of the year; the most the region has ever seen in a single year. That space is in addition to the 169 million square feet already available for lease at the end of Q1 2024.

North Las Vegas Logistics Center

Located in the Apex submarket in North Las Vegas, this Class-A industrial development is home to the region’s first two industrial buildings larger than 1 million square feet. Building 1 is already completed and has been leased to Crocs, which began using the facility in January 2024 to ship the company’s Hey Dude brand of footwear to customers across the country. Building 2, which also offers more than one million square feet of space, is currently under construction and is expected to be available in May 2024.



Moonwater West

This project, located within the Wesley D. Adams Innovation Park within the Apex submarket in North Las Vegas, is the largest industrial project currently under construction in the Las Vegas Valley. When completed, the project will include 11 buildings and 4.6 million square feet of industrial space. Building 1, a state-of-the-art facility totaling 922,569 square feet, is currently under construction, with an expected delivery in late 2024. 



Prologis Las Vegas Gateway

Prologis, the world’s largest industrial real estate company and the region’s largest landowner, is building this distribution project right along the I-15 corridor in the Apex submarket. The project is situated on 163 acres and will house five buildings encompassing 2.2 million square feet of space. Site work is currently being done to prepare for the development, with delivery dates to be determined. Prologis is investing heavily in the Apex region, recently buying an additional 879 acres with plans to build an 11 million square foot industrial project.


Vantage North

This 350-acre logistics and distribution park sits at the gateway to the Apex Industrial Park in North Las Vegas and is the first speculative project in that submarket. The project will be developed in phases, offering six buildings, and when completed will encompass 4.5 million square feet, with buildings ranging from 400,000 to 1.2+ million square feet. The first three buildings will be completed in April 2024, with Building 2 already leased out to Saddlecreek Logistics. Buildings 4-6 are in the planning stages.


Becknell Galleria

This four-building industrial park totaling 672,223 square feet of warehouse distribution space is located in Henderson, in the valley’s southeast corner. The project, located on 45 acres near the junction of U.S. 95 and I-215, encompasses four under-construction buildings that will be available late in 2024. The City of Henderson is home to several industrial areas, including this one, which is conveniently located near the popular Galleria Mall retail and shopping district.

Conestoga Commerce Center

This two-building project is located in south Henderson near the growing Nevada State University campus. Both buildings are currently under construction and will add 185,593 square feet of space to the market when they’re completed later in 2024. The buildings are designed for manufacturing or light distribution with paved yards and heavy power and have a prime location with great visibility along the I-11/US 95 corridor. Already established neighbors in this industrial area include Blue Bell Ice Cream, Poly-West, and Flowers Foods.

OMP Gateway 11

Just a little further to the south in Henderson sits OMP Gateway 11, the first speculative project to be built in Eldorado Valley. The project’s two buildings will offer 1.75 million square feet of industrial space when completed in 2025. OMP Gateway 11 is one of several planned projects in the Eldorado Valley, which is expected to bring the next wave of industrial development to the Henderson submarket. This specific project benefits from direct access to I-11 and is less than 10 minutes from the Arizona border.

Arroyo Beltway Commercenter

In Las Vegas’ booming southwest submarket sits the Arroyo Beltway Commercenter, a four-building speculative project that will add 764,153 square feet to the region. All four buildings are currently under construction, with two of the buildings expected to be completed by mid-2024 and the two others later in the year. Project developers signed two prelease agreements with companies that will occupy one-third of the initial development at the park.

South Vegas Industrial Center

Industrial development continues to inch further south in the Las Vegas Valley, and the South Vegas Industrial Center is the first project to be built in Jean, Nevada, about 30 minutes south of the Strip. The 8-building project will be constructed in three phases, with the first phase including two buildings, one on the west side of Interstate 15 and one on the east side. Site work is currently underway, and the first two buildings are expected to be completed in 2025. When finished, the 200-acre development will include 2.85 million square feet of warehouse and manufacturing facilities and be the closest logistics facility to southern California ports.
