These types of developments have been popping up around the region for several years and integrate a variety of functions, including residential, commercial, retail, and outdoor spaces, creating vibrant, walkable communities where people can live, work and play.

UnCommons | Southwest Las Vegas

Sitting halfway between Henderson and Summerlin, UnCommons is situated conveniently off the 215 Beltway in the region’s booming southwest neighborhood. The 40-acre project includes half a million square feet of office space, a 5,000-square-foot conference and event pavilion, and more than 800 apartments, plus inspired food, fitness, and retail options. DraftKings, CBRE, Deloitte, and Newmark are just a few of the complex’s tenants.

Clark County Innovation District | Unincorporated Clark County

 Just across the freeway is the newly approved Clark County Innovation District, with plans for a 20-acre mixed-use development that would house office buildings, retail space, and restaurants. The innovation corridor encompasses the Switch campus and the UNLV Harry Reid Research & Technology Park, a 122-acre master-planned business, research, and technology community focused on supporting innovators and entrepreneurs. The Blackfire Innovation Center is the park’s centerpiece, focusing on accelerating advances in the hospitality, gaming, and entertainment industries.

Downtown Summerlin | Unincorporated Clark County

A little further north on the 215 beltway, you’ll reach Downtown Summerlin, a walkable urban center in the heart of the Summerlin neighborhood filled with mixed-use office buildings, dining, and shopping. First, locals who want to live close to the action can choose from one of three luxury apartment complexes within walking distance of the center’s amenities. Second, businesses have the option of three Class-A office buildings: One Summerlin with 206,000 SF, Two Summerlin with 145,000 SF, or 1700 Pavilion, the newest offering with 267,000 SF. Finally, after work, locals can shop at one of the development’s 125 stores, catch a game at the Las Vegas Ballpark, or watch the Vegas Golden Knights practice at City National Arena.

Hylo Park | North Las Vegas

Two new mixed-use developments are coming soon to the City of North Las Vegas. Hylo Park is a $380 million mixed-use project to be built on the former site of two casinos. Plans for the 73-acre site include a sports village, a public plaza, 13,000 residential units, a retail center, and restaurants. Another key point is that the project’s centerpiece will be a multi-purpose sports rink. The Vegas Golden Knights will manage a separate fieldhouse.

North Las Vegas Hylo Park Mixed-Use Projects

NLV Gateway Project | North Las Vegas

A few miles east, you’ll find the NLV Gateway Project, a master-planned project designed to revitalize North Las Vegas’ urban core. The 29-acre redevelopment project will transform the area into a walkable downtown community. Expect to see plazas, public spaces, multi-family housing, micro-business units, retailers, and restaurants. Plus, a 22,000-square-foot medical office will be the first addition to the community district.

Arts District | Las Vegas

With its historical buildings and ‘old Vegas’ flair, downtown Las Vegas offers a more urban office and living experience. The Arts District consists of an eclectic mix of commercial properties, including breweries, bars, theaters, galleries, and unique retail shops. Plus, The Arts Factory is the center of this historic area and hosts monthly First Friday art walks.

Symphony Park | Las Vegas

Located nearby is Symphony Park, the city’s premier redevelopment project offering prime opportunities for retail, restaurant, and mixed-use development. The 61-acre site is already home to The Smith Center for the Performing Arts, The Discovery Children’s Museum, the Vegas Chamber, and the Cleveland Clinic Lou Ruvo Center for Brain Health. Six hundred residential units are already open, with additional luxury apartments and condos planned. Furthermore, a new AC Hotel by Mariott, as well as a new Las Vegas Museum of Art, are also being planned.

Town Square | Unincorporated Clark County

On the opposite end of the Strip, you’ll find Town Square, the southern valley’s primary shopping, dining, and entertainment center. The outdoor venue opened in 2007 and features 26 architecturally distinct buildings, public parks, and water features. Community events are regularly hosted here. Also, businesses can find 226,000 square feet of office space and almost a million square feet of retail space.

University District | Unincorporated Clark County

In the heart of Las Vegas lies the University District, centered around the University of Nevada, Las Vegas (UNLV). As UNLV has grown from a small branch college into a thriving urban research institution, so too has the neighborhood around it grown into a walkable urban center. Plus, the neighborhood is not only filled with restaurants, coffee shops and shopping, but there is also an abundance of entertainment options within the district.

The District at Green Valley Ranch | Henderson

In the southeast part of the valley, Henderson is home to the valley’s first mixed-use project, The District at Green Valley Ranch, whose first phase opened in 2004. The 406,000-square-foot development is adjacent to Green Valley Ranch, an upscale 497-room hotel and casino. It hosts 42 retail spaces, assorted restaurants, a three-story office building and residential units. In addition, businesses that open shop here are in good company with neighbors like Charles Schwab, Fidelity Investments and First Comp.

Water Street District | Downtown Henderson

Last but not least, Henderson’s historic downtown, the Water Street District, has also undergone tremendous redevelopment over the past few decades. The area is part of the Downtown Redevelopment Area and is home to artisanal brew pubs, wineries, farm-to-table dining, and retail businesses. Four mixed-use developments incorporating commercial office space are either underway or planned in the district. Additional land is still available for development.
